Project Brief: Transform a Victorian mid-terrace into a sustainable, modern, and family-friendly residence.

This project brief was to transform a Victorian mid-terrace in Lower Clapton, long plagued by cold, dampness, and a cramped, inefficient layout, into a sustainable, energy-efficient, and eco-friendly family home. The aim was to create a home built to last for the next 30 years, designed to meet the practical needs of a growing family while improving comfort and long-term energy performance.

Before the retrofit, the property lacked basic necessities such as proper insulation and a functional family bathroom. The kitchen was small and impractical, and the overall layout made day-to-day family life stressful. The brief was clear: reimagine the space to be warm, sustainable, and tailored to the family’s everyday needs.

 

Our Approach: Turning Challenges into Sustainable Solutions

The project began with serious structural and environmental challenges. Rotten ground floor joists, soil erosion from a broken sewer, and previous construction issues left the property vulnerable. We stepped in as CDM Principal Contractors, conducting emergency underpinning and sewer repairs to stabilise the home and protect it for the long term.

With the structure secured, the focus shifted to a full-house sustainable retrofit. Internal and external insulation dramatically improved thermal performance, and new timber and aluminum windows offered energy efficiency while respecting the home’s Victorian character. Damp issues were resolved with below-ground ventilation, and an air source heat pump (ASHP) plus underfloor heating provided consistent warmth with minimal environmental impact.

The Outcome: Sustainability at the Core

The retrofit embraces  a true “Fabric First” philosophy, prioritising insulation, airtightness, and passive energy efficiency. Photovoltaic solar panels generate clean, renewable energy, while permeable paving in the courtyard manages rainwater sustainably. Locally sourced and low-carbon materials were used wherever possible, and strict waste management practices minimised environmental impact. Expert-led U-value SAP calculations guided the installation of heating and insulation systems to ensure optimal energy efficiency and comfort for the family.

The Result: A Home Transformed

The results of this design and build have been transformative for this family.

The once cold and outdated property now offers a warm, light-filled, and energy-efficient living space. Modern bathrooms and a redesigned kitchen-diner enhance everyday family life, while sustainable features like solar panels, ASHP, and high-performance insulation ensure long-term energy savings.

The heart of the home is the kitchen-diner. Bathed in natural light, it features a bold palette of pale blue and vibrant red, softened by muted timber cabinetry with elegant cutaway handles. The layout maximises space, flow, and comfort, while bespoke joinery and tailored design details add warmth and personality. This family-friendly design blends modern aesthetics with practical, sustainable living.
