Background

A Playful, Light-Filled Forever Home in Hackney

We were brought in early to explore the idea of a side-return extension, but it quickly became clear there was an opportunity to do much more. Our role grew to cover the full architectural design, planning, and technical delivery, including both basement and loft conversions. We completely reconfigured the internal layout, introducing key design ideas such as a striking double-height atrium at the heart of the home. Throughout the process, we collaborated closely with the homeowners, spent time with the family to ensure every decision reflected the way they live day to day.

 

The Problem

This was a large, multi-phase build with complex logistics and an evolving brief. The property had originally been two separate homes, so it needed a complete rework,  both structurally and spatially  to function as one cohesive space. What began as a side-return extension quickly grew into a full-house renovation across five floors. With the family renting throughout the project, careful sequencing, long-term planning, and clear communication were all essential to keeping things moving smoothly.

Design Details

We used simple, expressive materials to bring warmth, personality, and a sense of flow to each level of the home. A new basement was added, creating space for a bright children’s playroom with a striking double-height ceiling and a custom slide linking it to the kitchen-diner above, a playful touch the whole family could enjoy. We opened up the centre of the home by removing part of the sitting room floor to create a central atrium, drawing light deep into the space. The open-plan kitchen features navy Shaker cabinetry, a generous island, and built-in banquette seating, while upstairs, a calm and characterful master suite includes a freestanding bath colour-matched to the kitchen, a dressing area, and a walk-in shower. Steel-framed glazing, exposed brick, and wide oak floors echo the clients’ East London style, while consistent detailing in tones and finishes throughout the home ties everything together with care.

Outcome

This project turned a run-down Victorian terrace into a joyful, functional and future-proof home designed around family life. The house now flows naturally between levels, with clear connections between spaces, generous social areas, and plenty of room for play and retreat.

Every detail was considered to support how the family lives day-to-day, from the layout of the kitchen to the location of the slide. Despite the scale and complexity, the result is warm, calm and deeply personal – a forever home in every sense.

The highest testimony I can give is having worked with Sean and Stephen in a professional capacity through my role at the London Borough of Waltham Forest I then chose them to be the architects for my own home extension. I have worked with Pencil And Brick on a few projects. One was a particularly tricky one where planning permission was proving difficult.
