Kitchen and Rear Extension and Loft Conversion in Walthamstow

Borough: Walthamstow
Service:   Build

Project Overview and Goals:

This kitchen extension in Walthamstow formed part of a wider build project on a Victorian terraced house, alongside a loft conversion. The brief was to update the layout for modern living while keeping hold of the character of the original building, from the London stock brick façade and recessed front door through to a restored ceiling rose in the front reception room. Oak flooring runs through the ground floor, carrying the reception room at the front through to the kitchen and dining area at the rear, where stone, brass and lime-washed plaster pick up the same material thread and carry it upstairs into marble and micro-cement bathrooms.

Key Highlights:

At the rear, the kitchen and dining area is built around a substantial island with stone worktops, cabinetry finished with warm brass detailing, and lime-washed walls. Skylights and wide glazed doors open the space onto the garden, so the two areas read as one. Underfloor heating and an air source heat pump run throughout.

Upstairs, marble and micro-cement bathrooms sit alongside freestanding baths and light timber floors, with fittings and finishes chosen to hold up over time. At the front of the house, the reception room is anchored by the original bay window, with the restored ceiling rose overhead and natural light picking out the detail.

Customer Reviews

Our clients trust us to get the results

We’re not just proud of our awards and 5-star reviews, we’re proud to have built lasting relationships and homes that speak for themselves.

One of the great benefits of having such a focused and skilled team was their ability to solve problems with care and precision. For example, the main builder suggested lowering the garden by 20 centimetres, something no one had thought of, and it completely changed the feel of the space.
Living in the house during construction was a privilege… The builders looked after the house better than we ever did. They were wonderful to be around and always cleaned up after themselves, ensuring we had a space to relax at the end of the day. It was amazing to see their creative skills in action. The finished result is better than we ever imagined. Pencil and Brick brought together their architectural expertise and craftsmanship to create something truly exceptional. We wouldn’t hesitate to recommend them.

A House with a Lions Head

We love our house, thank you for that mammoth effort you put in Seán and Stephen (and Toby)!

We recommend you to all our friends looking for an architect because you took care of our project from start to finish.

A House with a Slide

The highest testimony I can give is having worked with Sean and Stephen in a professional capacity through my role at the London Borough of Waltham Forest I then chose them to be the architects for my own home extension. I trusted them to improve my home, meet my children, husband (and my cats) and to shape how I will live in my house for many years to come…. they are trustworthy, conscientious and sticklers for detail. I felt comfortable leaving them a key to my home when they needed to take measurements and felt able to ring them once the design was completed for advice on anything from the contract, to design challenges, changes and how to approach issues with the contractor.

A House with Lofty Ambitions

It’s been excellent working with Seán and Matt on the renovation of our house. They listened closely to what we needed and developed thoughtful and exciting designs that responded to our brief and budget. They also made some great suggestions for things we hadn’t even thought of, which has strengthened the design further. We’ve just submitted our planning application, and we can’t wait to see their designs turn into reality.

A House with a Sunlit Kitchen

I have worked with Pencil And Brick on a few projects. One was a particularly tricky one where planning permission was proving difficult. They were with me every step of the way and saw the application through til the successful end! We are now working on another project which I am looking forward to fulfilling. They have a wealth of professional connections that make life so much easier. I have used other ‘planners’ and have been very nervous and the process has not been smooth but with Seán I feel I am in safe hands. Trusting your professionals is a very large part of your build journey and I can say I trust Seán and the team.
