Our Process: The Architect-Led ‘Design to Budget’ Revolution
But first, why the traditional ‘architect to build’ model is broken?
Most architectural journeys begin with “uninformed optimism.” You hire an architect, you dream big, and you spend months falling in love with a set of drawings. Then, the “reality gap” hits.
Our journey began as an architecture-only practice. We designed beautiful, thoughtful homes, but we quickly realised that a great home requires more than a drawing. It required accountability. In the traditional model, homeowners are often left as the “middle-man” between an architect who doesn’t understand current material costs and a builder who wasn’t involved in the design intent.
The result? Miscommunications, planning bottlenecks, and the heartbreaking realisation that the “dream home” is 40% over budget.
We knew there was a better way to protect our clients’ investment and their vision.
The Pencil and Brick way: ‘Design to Budget’
We transitioned to Design to Budget model because it is the only way to guarantee a project’s success from the first sketch to the final brick. By bringing the construction expertise into the studio, we could eliminate the friction that kills projects.
So how does it work, at a glance (see the chart below for more detail)
Stage 1 – Brief & Survey
We get to know your ideas, priorities, and ambitions. Site visits and measured surveys explore how your vision responds to its surroundings, balancing creativity, budget, planning, and sustainability. This sets the foundation for our integrated architecture and construction approach.
Stage 2 – Feasibility & Early Pricing
Concept designs are tested for buildability, cost, and compliance. Our Early Detailed Pricing approach delivers early, tender-grade budgets so you can make value-driven decisions before construction starts.
Stage 3 – Developed Design & Planning
Preferred designs are refined into a single scheme. Planning documentation and high-level checks ensure functionality, compliance and homeowner expectations are met. This is the stage where the homebuilding workflow starts to take shape.
Stage 4 – Technical Design
Comprehensive drawings and specifications are prepared for Building Regulations and construction. Kitchen, bathroom, electrical layouts, and finishes are coordinated. This ensures a smooth end-to-end home design and build experience.
Stage 5 – Construction
We build your project on the agreed start date. Architect-led oversight reduces surprises and resolves issues quickly, delivering your home as planned. Our architect-led construction ensures quality, timelines, and finishes are consistent with your vision.
Why it matters:
Our seamless home construction process reduces delays, miscommunication, and unexpected costs, giving homeowners a clear, connected journey from concept to completion.
